As the 2nd quarter of 2009 winds down, the economy is still in an uncertain and tumultuous state. We are expecting a normal Summer time upswing in sales as experienced every Summer since records have been kept. If you're thinking of selling, it's best to have it ready to show and on the market as soon as possible. The primary pool of Buyers in today's market is generally made up of 2 categories: Buyers needing a home to live in (who don't expect to move for at least 5 years) and investors who are buying but only at "fire-sale" prices way below recent sales comps. Now that we're well into 2009 the market has become even more challenging for Buyers and Sellers here in Hawaii. The current interest rate has moved up a bit to the low to mid 5% range depending on the loan program. Be sure to have a competent mortgage broker analyze every component of your proposed loan as guidelines, ratios and regulations are changing almost every day. Sales prices/values are seeing a drop across the islands with several outer neighborhoods on Oahu going down significantly. The number of sales on Oahu (single family homes and condos) has fallen 41% from March 2008 to March 2009. The median sale price for single family homes is $600,000 and $305,000 for condos. Available inventory has gone down in both single family homes and condos since last year which is a welcome postive change for Sellers!
